First, they don't even deserve 1/2 star. These shameless people are still trying to disguise themselves as part of the government office, sending out official looking letter and scamming people to pay a whopping $167 for a grand deed that you might have had when you closed the escrow, or you can just pay $10 to $12 to get it from the L.A. County Clerk Office. Read this link from ABC News and beware of grand deed scam letters: http://abclocal.go.com/kabc/story?section=news/consumer&id=7479817. It's good to know that California Assemblyman Ted Lieu has introduced Assembly Bill 1373, which bans the solicitation of these letters. The bill mandates that on each of these letters it must say that it is not a government approved or authorized document. And most importantly, it must disclose how much you can get this grant deed for and you have the right to obtain the grant deed from the county recorder.
I save my letter from this "Title Compliance Office" for the record, in case the government need to collect evidence to take action against this deceitful business.
