Riviera Funding and owner Kennedy O'Regan are imcompetent and lack any morals or integrity. I attempted to re-finance a home loan with excellent credit, and an extremely low loan-to-value ratio, but Riviera not only never locked our interest rate, and was unable to close the loan, but his incompetence and/or deceitfullness prevented us from obtaining a re-finance from another mortgage company because this "loan" was still "open", despite 3 months of inactivity. O'Regan and his staff failed to respond to either my emails or phone calls for 2 months. When I felt that I had not other recourse, I filed a complaint with the BBB, asking for re-imbursement of the $400 appraisal fee for a loan that was never completed. O'Regan lied in his rebuttal, saying that we "refused" on multiple instances to provide him with the requested documentation. He also lied and said that he left messages with me twice since the complaint, and that I failed to call him back. And then he had the audacity to accuse me of "harassing" his staff with phone calls. When I pointed out in my rebuttal the exact email strings on specific dates where he states "I have everything from you", and "we have all your documents, and we only are waiting on the title report", he failed to respond. Because of the incompetence, deceitfullness, and lying, Riviera Funding and Kennedy O'Regan deserve a negative or at least a zero star rating, but I believe that the lowest rating is one-star. O'Regan also lacks common sense, and business accumen, since it would have been morally and practically speaking the right thing to just refund me the $400 appraisal fee, which is a fraction of his profit on a typical refinance.
